 What is a property search & buying consultancy? Herington & Herington will search for your ideal property based on the information that you provide us with. Once you decide to make an offer we will then handle all aspects of the conveyancing process from exchange through to completion on your behalf. So are you estate agents? No, whilst estate agents are acting in the interest of their clients – the seller – in order to achieve the best sale price, we act exclusively in the interest of our clients – the buyer – to find the right property at a price that is both affordable and realistic. Which areas of London do you cover? We currently cover prime areas of South-West and West London including Belgravia, Chelsea, Kensington and Knightsbridge, working predominantly across the Royal Borough of Kensington & Chelsea and Westminster. If you are unsure as to which area is best suited to your individual requirements then we provide an area familiarisation in the comfort of a chauffeur driven Mercedes S-Class, pointing out relevant areas of interest and advising on property types and availability. What sort of property do you search for? Our search is based on the property brief provided by our clients encompassing the broad range of property sizes and styles available in the areas that we cover, from family homes to luxury apartments. We currently work with buyers with a minimum budget of £500,000. How long will the search last for? The property search will last up to 6 months from the date that the initial retainer fee is paid, although this term can be extended where necessary. We will always endeavour to meet our clients desired completion date wherever possible. How many properties will I be shown? Whilst we are a results driven company, we are not chasing sales or viewing targets so will only ever show you property that we think meets your exacting requirements. You can be shown as many or as few properties as you wish depending on your availability. How much will this all cost? An initial retainer fee is required prior to the search commencing, which is fully deductible from the success fee. This is calculated as a fixed percentage of the final sale price, payable either on completion or 2 months after the exchange date. What about client confidentiality? This is fundamental to the success of our business and as such buyers can enjoy total confidence that their property search will be carried out with complete confidentiality at each stage of the process. Your details will never go beyond Herington & Herington Limited. Are you totally independent? Yes, we offer all of our client’s impartial advice throughout the property search and buying process and whilst we deal with many of London’s premier estate agents we are not affiliated with any of them. We only ever look to achieve the best deal for one person, our client. |
